In order to tackle the affordable housing shortage head on, hatch. has revolutionised the housing delivery model by creating a standardised modular product created in a localised factory setting. These bespoke factories will in turn create jobs for the communities it is building the homes for, and generate income and sustainability for Housing Associations and Local Authorities. Placemaking is at the heart of what we create and our CLiCs “kit of parts” can be transformed externally to suit the community vernacular.
To create the most compelling housing delivery enterprise, through accelerating the transition to a digitally designed, precision manufactured product, in scalable factories in the communities they serve. hatch. is striving to disrupt the status quo in housing delivery. We aim to become the leading deliverer, by discerning clients, for the UK housing market. Public & private sector clients are seeking partnerships with hatch., enabling them to optimise their housing portfolio in terms of time, cost and quality. These partnerships deliver the quality mixed-tenure housing required from local, precision manufacturing facilities, creating jobs, embedding skills and delivering a revenue stream. This approach truly enables the community to build the homes, the community needs.
As traditional housing delivery takes too long, we hatched a plan to:
- Decrease build times
- Increase quality and
- Improve social outcomes
We are achieving this by using tried and tested modular technology. Modular technology that has been around for decades but we have improved and enhanced it by the creation of an advanced modular technology and design system – CLiCs. Our aim is to offer an alternative to the existing developer model and to focus on delivering real social impact by building affordable homes for communities and creating skilled jobs by using local assembly plants. Moreover, our housing product encompasses a holistic design that is recognised by official institutions and guarantees that our product meets all building standards. In particular, our fabric-first design and componentry process, with specific emphasis on fire protection, is far ahead of the market and makes our CLiCs system cutting edge.
Leading the UK’s transition to a digitally designed precision manufactured residential product, built in scalable factories within the communities they serve.

How are hatch. making a difference?
hatch. are committed to using the latest green technologies as we develop our products and processes:
- Solar power
- Bio-degradable materials where possible
- Use of smart appliances
- Sustainable resource sourcing
- Low energy and zero energy design
- Self-powered homes (Active Buildings)
- Water efficiency
Green technology makes buildings more energy-efficient and sustainable. They thus have a lower carbon footprint and a reduced impact on the environment. In new buildings, green building construction plays a role in every phase of development. Every aspect of the structure, including siting, design, construction materials, and the systems used to run and maintain operations are chosen to be as sustainable and energy-efficient as possible.
The focus on sustainability in the recent months from the Government, through the legally binding commitment to reduce Carbon Dioxide emissions by 80% by 2050 through the Climate Change Act, shows just how important this is.
hatch. believe that great design and construction shouldn’t come at an environmental cost, but rather work in a sustainable relationship with the environment and make minimal impact.
"Be the change you want to see. We are housing delivery - evolved."
hatch. have been successfully appointed a place on the LHC “NH2 Offsite Construction of New Homes” framework. This is a four year framework for MMC housing across England and Wales. Both the SWPA and WPA procurement agencies form part of this alliance.
hatch. are also in the process of securing further framework agreements in England and Wales.
For more information on the framework process and selecting the appropriate route to procuring hatch. buildings through our network, please email email@example.com
LHC is a central purchasing body providing procurement on behalf of Contracting Authorities throughout the United Kingdom. The NH2 framework allows the public sector to directly procure modular low-rise and medium-rise off-site housing for their area via a fully audited and trusted source.
SWPA (South West Procurement Alliance) is a not-for-profit central purchasing body who develop OJEU-compliant frameworks in the South West of England.
The unique hatch. CLiCs system has evolved from systems deployed for over ten years on multi-accommodation projects and is accredited to SCI and NHBC (Stage 1). The CLiCs system has surpassed the robustness threshold for medium rise construction.
hatch. is also currently working on further accreditations – Premier Warranty and BOPAS (Build Offsite Property Assurance Scheme). These industry recognised standards will enable us to fully demonstrate our products are guaranteed and are mortgageable, like traditionally constructed homes.
